Romania’s coworking and flexible office market grew about 20% in 2025, led by Bucharest with 70,000 m² of space. Demand came from multinationals, SMEs, and freelancers seeking cost savings, hybrid work support, or temporary setups. Occupancy ranged from 70–90%, with rental periods of 12–24 months. Competitive rents, a multilingual workforce, and strategic location are fueling the sector’s resilience despite economic challenges.

India’s flexible workspace sector is growing steadily, projected to rise from 8.5% of office stock in 2025 to 10.5% by 2027. Bengaluru leads with 22 million sq ft of Grade A flex space, followed by Delhi NCR at 12.5 million sq ft. Enterprise demand, particularly from tech, BFSI, and Global Capability Centers, is driving growth, while Pune and Chennai show strong market penetration. Flex is becoming a core part of India’s office landscape.

U.S. office visits are rebounding to post-pandemic highs, though still below pre-COVID levels. In November, average daily visits were 32.9% below November 2019, the narrowest gap since early 2020. Miami led major markets at 15.9% below 2019 levels, followed by New York City at 23.2% and Dallas at 26.2%. San Francisco showed a 13.7% year-over-year increase.

In 2026, 70% of executives plan to add office space, up from 56% in 2024. Of those, 44% will expand within existing offices, 44% will use coworking, and 38% will open new locations. Rising office attendance and cautious economic conditions are driving selective, flexible growth rather than large-scale expansions, with companies balancing the need for space against ongoing inflation and uncertainty.

In 2025, coworking absorbed much of the slack in the U.S. office market, with 22 million square feet opening—a 16% increase year over year. New office construction fell 44%, leaving vacancy at 18.5% and rents flat at $32.77/sq ft. Coworking’s share of total inventory surpassed 2%, reflecting hybrid work trends and growing demand for flexible, short-term office solutions as traditional development slows and companies seek agility.
